Building Expansion Report Despite the hard work of many club members it was not possible to open the building expansion for the show. We were close but City Fire Equipment couldnt finish in time.City Fire Equipment has completed installation of the sprinkler pipe. They still have to install some earthquake bracing and a 30 degree angled fire department connection. The heat detectors, pressure monitor, and valve supervisors along with the releasing circuit for the preaction valve have been connected to the alarm panel. Permit drawings for the alarm system and as-built drawings of the sprinkler installation need to be submitted along with an electric permit for the air compressor and alarm panel. An alarm permit may also need to be filed. Some additional heat detectors will need to be installed in the utility room, bathrooms, closets and stairwells. The water service was installed and backfilled before the building department could witness a pressure test. It will need to be dug up and a 200 psi hydrostatic test applied and the service flushed. Also, all of the interior sprinkler pipes will need a 200 psi hydrostatic test before they can be approved. The alarm circuits need to be tested and approved. City Fire Equipments alarm technicians said that they can not use the existing alarm panel or dialer because they are too old and will need to install a new dialer. The new alarm panel can use smoke detectors but they have to be of a new addressable type. We should have smoke detectors for life safety. Heat detectors are only for property protection. The smoke detectors will be placed on a separate circuit that will not open the preaction valve, only the heat detectors will do that. This is necessary because smoke detectors are more sensitive and flooding the system with water every time they went off would be costly.
The building department is considering the benchwork to be a sort of "rack" therefore they want it installed along with sprinklers before issuing a Certificate of Occupancy. This is fortunate for us as we can continue work on the layout benchwork without having to wait for City Fire Equipment to finish.
The ADA bridge is complete and the exit door is installed Handrails and the concrete part of the ramp remain to be installed.
The ceiling is complete in the new building and new ceiling tiles have been installed in the existing layout room.
Bathrooms are complete, the water fountain was installed and the plumbing was approved by the building inspector..
Electric work is complete and approved by the building inspector.
Balcony guards have been installed. Some trim work remains.
Shawn Ryan landscape architect for the Union County Park System said the planting has been postponed to the Spring.
Stairwell handrails were installed.
Floor tile and stair coverings have been installed. Excess glue remains to be cleaned off of the floor tiles. Molding needs to be installed on west exit door. Cove molding is not completely installed.
Door closers, panic bars and glass have been installed in stairway fire doors.
The following work remains in addition to the items mentioned above: install second layer of insulation in attic, install fresh air vents on air handlers, install exhaust fan, install exterior lights, install curbs, install sidewalks, cut through balcony and raise guards in existing building to same height as ones in new building. Some additional fire extinguishers need to be installed.
Shopping Center Update
Design work has started on relocating utilities. Start date is not known.
